Free Pest Consultation โ Poconos & Lehigh Valley PA
Talk it through with a licensed Pennsylvania exterminator at no cost. Free on-site inspections for commercial properties. Serving six counties since 1986.
Call (570) 992-3487What Is Free, and What Is Not
A lot of pest control companies advertise a free inspection. We would rather be precise about what we offer, because the difference matters when you are deciding who to call.
Free for everyone: a phone consultation. You describe what you are seeing and a licensed Pennsylvania exterminator tells you what it most likely is, what treating it involves, and what it will cost โ before anyone is dispatched and before you commit to anything.
Free for commercial properties: an on-site inspection. If you run a restaurant, hotel, warehouse, school, healthcare facility, retail site, HOA community, rental portfolio or vacation rental operation, we will come out, walk the property and give you a written program proposal at no cost.
Not free: an on-site visit to a home. For residential properties the inspection happens as part of the service itself, carried out by the technician who is there to do the work. We would rather tell you that up front than book a free inspection and arrive looking for something to sell.
To speak to someone about any property in Monroe, Pike, Wayne, Carbon, Lehigh or Northampton county, call (570) 992-3487.
What the Free Phone Consultation Covers
This is a real conversation with someone who treats these pests for a living, not a form that generates a callback later. In a few minutes we can usually establish:
- What you are dealing with. Most pests are identifiable from a good description โ where they are appearing, what time of day, what they look like, and what the damage or evidence looks like.
- Whether it needs professional treatment. If what you are describing does not, we will say so.
- What treatment involves. Interior, exterior, or both; one visit or a program; what you need to do to prepare; how long before you can re-enter.
- What it costs. You get pricing on the call, not after a technician is standing in your kitchen.
- How soon we can be there. Same-day and next-day service are both available across our service area.
What to Have Ready When You Call
The more specific you can be, the more useful the call is. It helps to know:
- Where in the building you are seeing activity, and whether it is one room or several
- How long it has been going on, and whether it is getting worse
- Roughly how many you are seeing, and at what time of day
- What the building sits on โ basement, crawl space or slab โ and roughly how old it is
- Whether there are children or pets in the property
- Whether you own the property, rent it, or manage it for someone else
A photograph helps more than anything else. If you can take one, mention it on the call.
Free On-Site Inspections for Commercial Properties
Commercial work is different. The stakes are inspection scores, guest reviews, tenant complaints and regulatory exposure rather than a single treatment โ so the assessment has to happen on site, and we do that at no cost.
A licensed technician walks the facility and documents pest pressure, entry points, sanitation and structural conditions that support pest activity, and the areas that carry the most risk for your specific facility type. You receive a written proposal covering scope, service frequency and documentation, with no obligation to proceed.
We run programs for restaurants and food service, hotels and lodging, food processing, warehousing and distribution, healthcare, schools, retail, property management portfolios, HOA and gated communities, and vacation rental operators. You can read more on our commercial pest control pages, or call and ask for a commercial inspection directly.
How an Inspection Works on a Residential Job
When a technician arrives to treat a home, the inspection is part of the visit. That means the interior areas where activity has been reported, the basement or crawl space, the attic where it is accessible, and the exterior perimeter โ foundation penetrations, wood-to-soil contact, landscaping against the structure, soffit and roofline.
Findings get explained on the spot rather than written into a report you read afterwards. If we find something beyond what you called about, you hear about it while we are there and you decide what to do with it.
Termites, Wildlife and Seasonal Pressure
Some problems are worth calling about early rather than waiting. Subterranean termites work from the soil upward and inside the wood, so damage is usually well established before anything is visible โ if you have seen mud tubes, discarded wings in spring, or wood that sounds hollow, that is a call worth making. For termite work we use Always Active Advance Termite Bait Stations, which target the colony rather than only the area where damage appeared.
Wildlife in an attic or soffit is an exclusion problem before it is a removal problem: an animal that has found a way in returns to the same opening season after season until the opening itself is closed. And in this region, autumn brings a predictable wave of overwintering insects and rodents moving indoors โ work done before the first hard frost is worth considerably more than work done after it.
Why We Do It This Way
L&L Pest Control has been licensed by the Pennsylvania Department of Agriculture since 1986 and is based at 191 Route 715 in Brodheadsville. In a regional market that size, reputation is the whole business.
A free on-site residential inspection sounds generous, but it puts a technician at your door with an unpaid hour to justify. We would rather give you a straight answer on the phone for nothing, quote the work honestly, and send someone out when there is actually work to do. If you have called around and been offered a free inspection elsewhere, that is worth thinking about.
Frequently Asked Questions
Do you offer a free pest inspection?
For commercial properties, yes โ we will come out, walk the site and provide a written proposal at no cost. For homes, we do not send a technician out for free. What is free for every caller is a phone consultation: you describe what you are seeing and a licensed Pennsylvania exterminator tells you what it most likely is, what treating it involves, and what it will cost. The on-site inspection of a home happens as part of the service itself.
What does the free phone consultation include?
You describe what you are seeing โ where in the building, how often, how many, and how long it has been going on. We identify the most likely pest from that description, explain what treatment involves, and give you pricing before anyone is dispatched. If what you are describing does not need professional treatment, we will say so. There is no charge and no obligation.
Do you offer free inspections for commercial properties?
Yes. Restaurants, hotels and resorts, warehouses and distribution centers, healthcare facilities, schools, retail, HOA and gated communities, property management portfolios and vacation rental operators can all request a free on-site inspection. A licensed technician walks the facility, identifies pest pressure and conducive conditions, and provides a written program proposal with no obligation.
When does an inspection happen for a home?
At the time of service. When a licensed technician arrives to treat the property, the inspection is part of the visit โ interior areas of concern, basement or crawl space, attic where accessible, and the exterior perimeter. Findings are explained on site rather than left to a report you read later.
How quickly can L&L come out?
Same-day and next-day service are both available throughout our six-county service area โ Monroe, Pike, Wayne, Carbon, Lehigh and Northampton. Call (570) 992-3487 and we will tell you on the phone what is available.
Are your treatments safe for children and pets?
We use EPA-registered products applied by technicians licensed through the Pennsylvania Department of Agriculture. Most treatments are clear to re-enter within one to four hours, and we will walk you through any precautions for children and pets before we treat.
